How much does Airbnb take from a $100.00 booking?
For split fee in United States, Airbnb charges 3% of the amount. Each fee line is rounded half-up to the nearest cent, as the platform bills it, and what you keep is the amount minus the sum of those lines.
A split fee booking: on $100.00 you pay $3.00 (host service fee (split-fee structure)), and keep $97.00, an effective rate of 3%.
The single fee on a $115 listing, Airbnb's own example: on $115.00 you pay $17.83 (host-only service fee (single-fee structure)), and keep $97.17, an effective rate of 15.5%.
The split fee outside the US, where a jurisdiction adds 20% VAT to the service fee: on $100.00 you pay $3.00 (host service fee (split-fee structure)) and $0.60 (vAT on the service fee), $3.60 in total, and keep $96.40, an effective rate of 3.6%.

How much does Airbnb take from a $100 booking?
- It depends on your fee structure. Airbnb's own example says a $100 nightly price under the split fee earns the host $97 and the guest pays about $115, because the 3% host service fee comes out of your price while the guest service fee is added on top of it. Under the single fee the whole 15.5% comes out of your payout instead, and the guest pays exactly the price you set.
What is the difference between Airbnb's split fee and single fee?
- The split fee divides the cost: most hosts pay 3% and guests pay a service fee of 14.1% to 16.5% on top of the price you set, so you and the guest see different numbers. The single fee, which Airbnb also calls the host-only fee, puts the whole charge on the host at 15.5% for most hosts, and the guest sees and pays the price you set.

Is VAT charged on the Airbnb service fee?
- Airbnb says VAT may apply to its fees depending on the laws of the jurisdiction involved, and that the service fee it shows hosts and guests is VAT inclusive where VAT applies. It publishes no rate, because the rate is set by your jurisdiction rather than by Airbnb, and the United States charges none. The calculator's VAT field therefore starts at zero and is there for hosts whose statements add VAT on top.
How do I set a price that leaves me the payout I want?
- Switch the calculator to "I want to net" and enter the amount you want to keep. It finds the smallest nightly price whose payout, after the 3% or 15.5% service fee, lands within one cent of your target. Under the split fee your guest then pays that price plus their own service fee, so the total they see is higher than the price you set.
