Every rule on Vrbo’s official schedule for United States, the market this calculator covers, as of 4 September 2026. Only the pay-per-booking model is priced here: Vrbo publishes an annual subscription too, but no official page states its price, so no rule exists for it and none is invented. Bookings taken through Vrbo's expanded distribution partners can cost more, and the 3% payment processing fee is waived for a host who connects property management software and takes payment outside Vrbo.

How much does Vrbo take from a $1,200.00 booking?
For goods and services in United States, Vrbo charges 5% of the amount (commission fee (pay-per-booking)) plus 3% of the amount (payment processing fee (pay-per-booking)). Each fee line is rounded half-up to the nearest cent, as the platform bills it, and what you keep is the amount minus the sum of those lines.
A $1,200 booking on the pay-per-booking model: on $1,200.00 you pay $60.00 (commission fee (pay-per-booking)) and $36.00 (payment processing fee (pay-per-booking)), $96.00 in total, and keep $1,104.00, an effective rate of 8%.
The same $1,200 booking, collecting $180 of lodging tax and a refundable deposit: on $1,200.00 you pay $60.00 (commission fee (pay-per-booking)) and $41.40 (payment processing fee (pay-per-booking)), $101.40 in total, and keep $1,098.60, an effective rate of 8.45%.
A $450 weekend booking: on $450.00 you pay $22.50 (commission fee (pay-per-booking)) and $13.50 (payment processing fee (pay-per-booking)), $36.00 in total, and keep $414.00, an effective rate of 8%.
A $2,500 booking, where nothing caps either fee: on $2,500.00 you pay $125.00 (commission fee (pay-per-booking)) and $75.00 (payment processing fee (pay-per-booking)), $200.00 in total, and keep $2,300.00, an effective rate of 8%.
Frequently asked questions
How much does Vrbo take from a $1,200 booking?
- On the pay-per-booking model, $96.00: a 5% commission fee of $60.00 and a 3% payment processing fee of $36.00. You keep $1,104.00 of the $1,200.00, an effective rate of 8%. Neither line is capped, so a $2,500 booking costs $200.00 and leaves you $2,300.00 at the same 8%.
What is Vrbo's 5% commission charged on?
- Vrbo says the commission is charged on "the rental amount and any additional fees you charge the traveler (such as cleaning, pet, and boat fees)". So the amount to enter in the calculator is the whole booking with your cleaning and pet fees in it, not the nightly rate alone. Lodging tax and a refundable damage deposit are outside this base.
Does Vrbo charge a fee on the tax and damage deposit I collect?
- The 3% payment processing fee does; the 5% commission does not. Vrbo charges processing on "the total payment amount you receive from your guest, including taxes and refundable damage deposits". On a $1,200 booking that also collects $180 of lodging tax and a deposit, processing rises from $36.00 to $41.40, the fees come to $101.40 and your payout on the booking is $1,098.60 — an effective 8.45% against the booking, because tax is remitted and the deposit is refundable, so neither is your money.
What should I charge to net $1,000 on a Vrbo booking?
- $1,086.96. The fees are $86.96, because the 5% and the 3% are charged on the higher price too, so adding 8% to your target lands short. The calculator's "I want to net" mode solves this for any amount.
Is the annual subscription cheaper than pay-per-booking?
- This calculator cannot say. Vrbo sells an annual subscription that replaces the commission with a yearly payment, but its price could not be captured from an official Vrbo page, so no rule exists for it and nothing here is invented. Only pay-per-booking is priced. If you have the subscription, the 3% payment processing fee still applies and the 5% commission does not.
Can I avoid the 3% payment processing fee?
- Vrbo waives it for a host who connects property management software and processes guest payments outside Vrbo. The 5% commission still applies. The calculator prices the standard case, where Vrbo takes the payment, so it always shows the 3% line.

Every rate above is quoted from Vrbo’s official fee page and checked by a person on . Only the pay-per-booking help article (help.vrbo.com/articles/How-is-the-booking-fee-calculated) could be captured; every guessed URL for the annual-subscription price (help.vrbo.com and vrbo.com en-gb mirrors) returned a 500 or was rate-limited (429) after repeated attempts, so the subscription payment type is not modeled and there is no second official source to cross-check the pay-per-booking rate against. at help.vrbo.com/articles/what-is-the-service-fee. Single source: not every rate is restated by a second official page, so some rest on the official page alone.
